1. Have a Good Down Payment

          Start saving now for a down payment. The bigger your down payment, the less money you have to borrow. If you have at least a 20% down payment, you won’t have to add mortgage insurance to your monthly payments. 

2. Get Pre-Qualified

          Before you start looking at homes and deciding what house you want, get pre-qualified for a loan! This will help you know what you can afford and what homes are real potential. 3. Create a Wish List

          Now the process can get a little fun. Sit down and make a wish list for everything you want (and need) in your new home. Do you need a 4 bedroom home? Do you want a home with wood floors? Make a physical list. If you’re buying this home with someone else, sit down with them, and make this list together. Go through and make sure you know the things that are a must (non-negotiable) as this can help you know what can and can’t be sacrificed in the decision process.

4. Create a Budget

          You have a down payment, you know how much of a loan you’re qualified for, and you’ve decided what you want/need, now create a realistic budget. How much can you really afford every month? Don’t only think monetarily, think also of the home itself and whether you can afford the time that goes into it. Is it a project home? It is so large that you’ll spend most of your time cleaning? Think through the time and money that you can afford to put into a home.

5. Find a Realtor

          You’ve made all these decisions, now you’re definitely ready to find your dream home. Before you start house hunting in earnest, get a Realtor! This is a vital step you don’t want to miss. It may seem like you don’t need one, but they’ll make your life so much easier and will help you get the home of your dreams for an affordable price! Remember that budget you created? 6. Start House Hunting

7. Be Patient
